Bel Air still moved fast, even with more homes for sale
Here is the one thing that changes what you should do right now. Nationally, Realtor.com reported that 20.8% of listings had a price cut in September, the highest share since October 2022. In Bel Air, the Real Estate Data Aggregator counted just 2 to 2.4 months of supply for the three months ending August 31, 2026. That gap is real. Bel Air is still a seller's market. But it is a softer one than last year, and the homes that are sitting are the ones priced past what buyers will pay.
Prices are up across Bel Air
For the three months ending August 31, 2026, the Real Estate Data Aggregator put the median sale price in the 21014 area of Bel Air at $450,000, up 13.2% from the same months of 2025. In the 21015 area, the median was $477,500, up 11.4%. Both are meaningful gains. For context, the Federal Housing Finance Agency reported U.S. home prices rose just 2.6% year over year through July 2026. Bel Air outpaced the national number by a wide margin.
| 21014 Bel Air | 21015 Bel Air | |
|---|---|---|
| Median sale price | $450,000 | $477,500 |
| Price change vs. 2025 | +13.2% | +11.4% |
| Median days on market | 20 days | 19 days |
| Sold above list price | 40% | 33.9% |
| Under contract in 2 weeks | 53.6% | 51.7% |
| Months of supply | 2 months | 2.4 months |
More homes are for sale, and that changes the math
The Real Estate Data Aggregator counted 96 homes for sale in 21014 during the period, up 33.3% from a year before. In 21015, it was 91 homes, up 42.2%. More supply means buyers have real options now. That is why the share of homes selling above list price slipped in both areas, down 11.6 points in 21014 and down 14.3 points in 21015 compared with the same months of 2025. The market did not fall. It leveled. A well-priced home still sells fast. A stretched price now has company on the shelf.
Speed still favors sellers in Bel Air
The Real Estate Data Aggregator found that 53.6% of homes in 21014 went under contract within two weeks of listing. In 21015, it was 51.7%. That means more than half of homes in both areas found a buyer quickly. Median days on market were 20 in 21014 and 19 in 21015. Those are not slow numbers. They are a bit longer than last year, 12 days longer in 21014 and 3 days longer in 21015, but the market is still moving.
Fallston is its own story
Fallston is a different market from Bel Air, and the numbers show it. The Real Estate Data Aggregator put the median sale price in Fallston at $572,450 for the three months ending August 31, 2026. Median days on market were just 7, which was 17 days shorter than the same period in 2025. Nearly half of homes, 47.1%, sold above list price. Pending sales were up 41.9% from a year before. Fallston runs on move-up and executive buyers, and right now those buyers are active.
Forest Hill and Street: two different readings
Forest Hill saw the most inventory growth in the area. The Real Estate Data Aggregator counted 45 homes for sale in 21050, up 87.5% from a year before. The median sale price dipped 2.9% to $456,000. Homes still moved, with 59.1% going under contract within two weeks, the highest share in the area. But with more inventory and a softer price, Forest Hill sellers need to be precise on pricing.
Street is a smaller, rural market with larger parcels. The Real Estate Data Aggregator put the median sale price there at $840,000, up 12% from 2025. Only 11 homes sold in the period, and months of supply rose to 3.6, up 2 full months from a year before. Just 33.3% of homes went under contract within two weeks, down 28.2 points from 2025. Street homes take longer to find the right buyer. That is normal for this type of property. Pricing and patience both matter here.
The national picture adds context
Nationally, Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025 in September. That is squeezing buyers in many markets. It is one reason Realtor.com also reported that 20.8% of U.S. listings had a price cut that month, the highest share since October 2022. Bel Air's 2 to 2.4 months of supply sits well below what most analysts consider a balanced market. That cushion is real, but it is thinner than it was.
