Eldersburg is still moving fast, even with more choices

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Mortgage rates pushed above 7% for the first time since January 2025, also according to Realtor.com. That is the backdrop. But Carroll County and Mount Airy are telling a different story, and Eldersburg is telling the strongest one of all.

Eldersburg: the tightest market in the area

The Real Estate Data Aggregator counted 180 homes sold in the Eldersburg ZIP (21784) in the three months ending July 31, 2026. That is up 6.5% from the same period a year before. Supply tightened too: homes for sale fell 27% year over year, and months of supply came in at just 1.2 months.

Two things stand out. More than half of Eldersburg homes sold above list price. And nearly two out of three went under contract within two weeks. Both of those shares improved from last year, even as the median sale price dipped 4.1%. That tells you pricing is doing real work here: homes priced well are getting offers fast. Homes priced too high are the ones sitting.

How the rest of Carroll County and Mount Airy compare

Eldersburg is not the only place moving. But the numbers look different depending on where you are. Here is how each area stacked up in the same three months, according to the Real Estate Data Aggregator.

Let me walk through the areas where the story shifts. Hampstead (21074) had the fastest median days on market in the area: just 13 days, according to the Real Estate Data Aggregator. That is 5 days shorter than a year before. The average sale-to-list ratio came in at 101.7%, and homes sold jumped 31.6% year over year. Supply is tight at 1.5 months.

Manchester (21158) is moving too, with 62.1% of homes going under contract in two weeks, up 4.6 points from last year. The median sale price rose 17.5% year over year to $469,950, the largest price gain in the market, per the Real Estate Data Aggregator. Days on market did stretch to 31 days, 4 days longer than a year before, so pricing still matters.

Westminster (21157) is the busiest market by volume: 114 homes sold in the period, per the Real Estate Data Aggregator. Nearly half, 49.1%, sold above list price, up 9.2 points from last year. Supply held at 2 months. Not as tight as Eldersburg or Hampstead, but still a seller's market by most measures.

Where things are softer

Mount Airy (21771) carries the highest median price in the area: $682,500, up 9.6% year over year, per the Real Estate Data Aggregator. But homes took a median of 28 days to sell, 9 days longer than a year before. Just under half, 47.6%, went under contract within two weeks, down 12.6 points. Mount Airy straddles county lines, so conditions can shift depending on which side of that line a home sits on.

The Carroll County side of Mount Airy (21102) saw median prices dip 1% to $490,000, per the Real Estate Data Aggregator. That said, 43.6% of homes sold above list, and pending sales jumped 63% year over year. More sellers are entering, and more buyers are active. Supply sits at 2.4 months, still below the six months that signals a balanced market.

Taneytown (21787) and New Windsor (21776) are the quieter end of the market. Taneytown's median price fell 5% to $380,000. Only 36.6% of homes went under contract in two weeks. New Windsor saw its above-list share fall 26.3 points to 30.8%, and months of supply sits at 2.8 months. Both areas still have buyers, but sellers here need to price carefully.

Union Bridge (21791) had just 13 homes sold in the period, the smallest volume in the market. The median price fell 2.6% to $375,000. Months of supply came in at 3.1 months, the highest in Carroll County and Mount Airy. That said, 54.6% of homes went under contract within two weeks, up 14.6 points, so the homes that do sell are moving quickly.

The wider picture

Across all of Carroll County and Mount Airy combined, the Real Estate Data Aggregator counted 685 homes sold in the three months ending July 31, 2026, up 1.9% from a year before. Homes for sale fell 4.4% overall. New listings were down 2.5%. Pending sales rose 2.3%. The area is not flooded with inventory, and buyers are still active.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Several Carroll County ZIPs outpaced that national figure by a wide margin.

In short
  1. Eldersburg is the tightest pocket in Carroll County right now: 1.2 months of supply, 65.1% under contract in two weeks, and 54.4% selling above list.
  2. Hampstead and Manchester are close behind.
  3. Mount Airy, Taneytown and New Windsor are slower, and pricing matters more there.
  4. The national backdrop of rising rates and more price cuts has not hit Carroll County the same way, but conditions vary street by street.
