Eldersburg is still moving fast, even with rates above 7%
Rates are high. CNBC reported the average 30-year fixed rate hit 7.49% in early October. Nationally, Realtor.com says nearly 1 in 5 sellers cut their price in September. That's the backdrop. But Eldersburg is not following the national script.
What the numbers say about Eldersburg right now
The Real Estate Data Aggregator counted 177 homes sold in Eldersburg in the three months ending August 31, 2026. That's up 12.7% from the same period a year before. Supply fell. Homes hit the market and moved.
That 61.3% figure is the one that stands out. More than 6 in 10 Eldersburg homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share rose 11.7 points from a year before. Buyers are not sitting back and waiting out rates.
Just over half of all sales cleared asking price. The Real Estate Data Aggregator puts the average sale at 101.8% of list. That means sellers who priced well didn't just get their number. Many got more.
How Eldersburg compares with the rest of Carroll County
Not every part of Carroll County reads the same. Here's how the main areas stacked up on speed and pricing power for the same three months.
| Eldersburg | Hampstead | Westminster | Mount Airy | |
|---|---|---|---|---|
| Median sale price | $565,000 | $459,500 | $473,200 | $682,500 |
| Months of supply | 1.2 | 1.9 | 2.2 | 2.2 |
| Median days on market | 22 | 25 | 31 | 33 |
| Sale price vs. list | 101.8% | 100.6% | 100.7% | 100.1% |
| Under contract in 2 weeks | 61.3% | 63% | 32.1% | 45.4% |
Eldersburg leads on supply and days on market. Hampstead actually edges it slightly on two-week contracts, at 63% versus 61.3%, according to the Real Estate Data Aggregator. Westminster and Mount Airy are moving more slowly. They're not struggling, but they're a different conversation.
The honest catch: more homes are coming to market
Inventory is rising across Carroll County. The Real Estate Data Aggregator counted 420 homes for sale across the market in the three months ending August 31, 2026, up 8.2% from a year before. In Eldersburg specifically, listings for sale fell 23.4%, which is part of why supply stayed so tight. But new listings rose across the county overall, up 4.8%.
More choices for buyers can slow things down. It hasn't happened yet in Eldersburg, but it's worth watching. Nationally, Realtor.com reported active listings topped 1.16 million, up 5.5% year over year. That pressure is real, even if Carroll County hasn't felt it the same way.
What this means if you're selling in Eldersburg
The numbers support a confident launch. Buyers are still moving fast, and they're still paying above asking when a home is priced right. But pricing and prep still matter. The homes that sat were likely overpriced or underprepared. The ones that sold in 22 days or less were ready.
One more thing to keep in mind: 1.2 months of supply is tight. The Real Estate Data Aggregator shows that's down 0.6 months from a year ago. Fewer competing homes means more attention on yours, which is an advantage worth using.
- Eldersburg is one of the tightest, fastest-moving markets in Carroll County right now, even with 30-year rates at 7.49% (CNBC).
- The Real Estate Data Aggregator shows 1.2 months of supply, 22 median days on market, and 101.8% of list on average for the three months ending August 31, 2026. That's not luck.
- It's a market that rewards sellers who come in ready.
