Eldersburg is still the tightest part of this market

Real estate, Carroll County & Mount Airy

If you own in Eldersburg, the market is still working in your favor. But that advantage only holds if you price to compete, not to pad. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.

Eldersburg: the tightest supply in this market

The Real Estate Data Aggregator counted 1.2 months of supply in ZIP 21784, which covers Eldersburg. That is the lowest of any area in Carroll County and Mount Airy. Homes for sale there fell 23.4% from a year ago, even as sales rose 12.7%. That gap between fewer listings and more buyers is what keeps this area tight.

Sellers are getting above list price, and more often

The Real Estate Data Aggregator shows that in Eldersburg, the average home sold for 101.8% of its list price. That is up 0.9 points from a year ago. More than half of homes, 51.4%, sold above list price, up 11.3 points from the same period in 2025. That is not an accident. It is what happens when supply stays low and buyers stay active.

That 61.3% figure from the Real Estate Data Aggregator is the one that should shape your strategy. Nearly two in three homes went under contract in the first two weeks. That is up 11.7 points from a year ago. Pricing to attract offers quickly is still the move here, not pricing high and waiting.

How the rest of Carroll County and Mount Airy compares

Not every part of this market reads the same. Hampstead and Manchester (ZIP 21074) also ran tight, with 1.4 months of supply and 101.4% sale-to-list. But Westminster (ZIP 21157) and Mount Airy (ZIP 21771) both showed more room, with 2.3 and 2.2 months of supply respectively. Prices in Westminster dipped 4.4% from a year ago. Mount Airy saw days on market stretch 11 days longer. Those are different conversations than the one Eldersburg sellers are having.

The wider picture: more listings, higher rates

Nationally, Realtor.com reported that active listings grew 5.5% year over year, topping 1.16 million homes. That is more choice for buyers across the country. Locally, the Real Estate Data Aggregator counted 420 homes for sale across Carroll County and Mount Airy combined, up 8.2% from a year ago. More supply is coming, even here.

Rates are a real factor right now. Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. CNBC cited a Fannie Mae forecast of 7.4% for the fourth quarter of 2026 and 7.5% through 2027. Higher rates slow buyers down. They do not stop well-priced homes in tight markets, but they do shrink the pool of buyers who can move quickly.

What this means if you own in Eldersburg

The strategy is still about pricing for competition. With 61.3% of homes going under contract in two weeks and the average sale at 101.8% of list, the market rewards accurate pricing, not a high starting number. Homes that are priced right are still moving fast. Homes that are padded are sitting longer, even here.

One honest note: the share of homes going under contract in two weeks did fall 18.9 points in ZIP 21048, the other Eldersburg ZIP, compared with a year ago. That ZIP also showed 2.8 months of supply. Eldersburg is not one uniform market. The two ZIP codes that cover it behave differently, and your street may read differently still.

In short
  1. ZIP 21784 is the tightest part of Carroll County and Mount Airy right now: 1.2 months of supply, 101.8% sale-to-list, and 61.3% of homes under contract in two weeks.
  2. Other parts of the market are looser.
  3. Rates above 7% are a real headwind for buyers everywhere.
  4. Price accurately, and the data still supports a strong outcome in Eldersburg.
