Forest Hill gained momentum while much of the country saw more seller competition
Nationally, sellers are outpacing buyers by a wide margin. Redfin reported that sellers outnumbered buyers by 62.6% across the U.S. in September, up from 56.9% in August. Forest Hill told a different story in the three months ending August 31, 2026.
Supply rose, and buyers absorbed it anyway
The Real Estate Data Aggregator counted 46 new listings in Forest Hill during that period. That is up 43.8% from the same months in 2025. More supply usually means more time on the market. Here, it did not.
Seven days is fast. The Real Estate Data Aggregator shows that figure is 17 days shorter than the same period a year ago. Pending sales rose 41.9% at the same time. Buyers were ready and moving.
Price held steady, and sellers still came out ahead of list
The Real Estate Data Aggregator put the median sale price in Forest Hill at $572,450. That is nearly flat, down just 0.3% from a year ago. The average home sold at 101.4% of its list price. Nearly half, 47.1%, sold above asking.
That 101.4% sale-to-list ratio is down 1.8 points from last year. So the edge is a little smaller than it was. But selling above list in a market where Realtor.com reports 20.8% of listings nationally had a price cut in September is still a meaningful result.
Half of Forest Hill homes went under contract within two weeks
The Real Estate Data Aggregator found that 50% of Forest Hill homes went under contract within two weeks of listing. That is down just 1.6 points from a year ago, a small shift. Buyers who waited lost out on half the available homes before the two-week mark.
How the rest of Bel Air and Harford County compared
Forest Hill was not the only part of the market worth watching. The picture varied by area, and that matters if you are deciding where to list or where to buy.

A note on the national backdrop
Rates matter here. Redfin reported the weekly average mortgage rate hit 7.4% on October 8, a three-year high. The Federal Housing Finance Agency put U.S. home prices up 2.6% year over year through July, but Redfin also found the national median sale price rose just 0.5% year over year in recent weeks. Forest Hill's price held within a fraction of that, while its speed and pending volume outperformed the national trend.
- Forest Hill added more listings than almost anywhere in this market, and buyers kept up.
- Homes sold in 7 days at a median of $572,450, and nearly half went above list price.
- The rest of Bel Air and Harford County is still selling, but each area reads differently.
- Your street may tell a different story than the ZIP code around it.
