More listings are showing up, but Carroll is not one market
The county-wide number sounds tidy. The Real Estate Data Aggregator counted 420 homes for sale across Carroll County and Mount Airy in the three months ending August 31, 2026, up 8.2% from the same period a year before. Realtor.com reported that active listings nationally grew 5.5% year over year. So Carroll is keeping pace with the country, right? Not exactly. Zoom in, and the picture changes fast.
Finksburg saw homes for sale jump 66.7%, according to the Real Estate Data Aggregator. The north Westminster area saw a 69.2% jump. Meanwhile, Sykesville went the other direction: inventory fell 23.4% and supply tightened to 1.2 months. Taneytown dropped 32.4%. Those are not the same market. Pricing or timing a home to the county average in any of those towns would be the wrong call.
How each town stacked up
Where supply tightened and where it loosened
More supply does not automatically mean softer prices. Hampstead added a modest 19.2% more inventory, yet its median sale price rose 25.4% to $439,000, and more than half of homes sold above list, according to the Real Estate Data Aggregator. Buyers are still competing there. The north Westminster area (21158) added 69.2% more listings, yet 63% of homes went under contract within two weeks. Supply went up; demand kept up with it.
Finksburg tells a different story. Inventory there jumped 66.7%, and the share of homes going under contract within two weeks fell 18.9 points to 45%, per the Real Estate Data Aggregator. More choices for buyers means a seller needs to price carefully. The median still rose to $595,000, up 17.8%, but fewer homes are selling above list than a year ago.
Speed: where buyers move fast and where they take their time
Sykesville and the north Westminster area led on speed. In Sykesville, 61.3% of homes went under contract within two weeks, up 11.7 points from a year ago, and supply fell to just 1.2 months, according to the Real Estate Data Aggregator. Homes there sold in a median of 22 days, five days faster than last year. That is a town where an overpriced listing stands out quickly.
Taneytown and Manchester moved more slowly. Taneytown's median days on market ticked up to 33, and only 30% of homes went under contract in two weeks, down 12.2 points from a year ago, per the Real Estate Data Aggregator. Buyers there have more time and more choices. Sellers need to know that before picking a number.
Prices: not one direction across the county
Mount Airy had the highest median sale price at $682,500, up 1.3% from a year ago. Finksburg followed at $595,000, up 17.8%. At the other end, Taneytown came in at $377,500. That is a $305,000 spread across one county. A seller in Taneytown and a seller in Mount Airy are not in the same conversation.
Two towns saw prices dip. Manchester's median fell 4.6% to $467,400. Westminster (21157) slipped 4.4% to $473,200. Both still cleared 100% of list price on average, and Westminster (21157) saw 45.2% of homes sell above list, up 13.2 points, according to the Real Estate Data Aggregator. A lower median does not always mean a weak market; it can reflect what mix of homes happened to sell.
The national backdrop
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Realtor.com noted that mortgage rates surged above 7% for the first time since January 2025, and that price cuts hit 20.8% of listings in September, the highest share since October 2022. More supply and higher rates are giving buyers more leverage in many parts of the country. In Carroll County, the effect is uneven: Sykesville barely felt it, while Finksburg felt it more.
- Carroll County inventory rose 8.2% overall, but that number hides a wide range.
- Sykesville tightened sharply.
- Finksburg and north Westminster loosened a lot.
- Hampstead stayed competitive despite more listings.
- Taneytown moved slowly.
- Your town's numbers are the ones that should drive your decision, not the county total.
One more thing worth knowing: a mailing address does not always confirm your county, school district or municipality. That matters especially in Mount Airy, which straddles county lines. If you are not sure which side of the line your home sits on, verify it before you rely on these numbers.
