Some Baltimore County areas are still moving fast, even as the metro slows

Here's what I want you to take away from this month's numbers. The wider metro is slowing down. Realtor.com reported that days on market in the Baltimore-Columbia-Towson metro rose by 7 days year over year in September 2026. But when you look at specific communities in Central and Northern Baltimore County, some are still moving as fast as ever. A 12-day median in one area, a 27-day median in another. That gap matters if you're planning to sell or buy. These numbers cover the three months ending August 31, 2026.

The fastest-moving areas

The Real Estate Data Aggregator counted 20 homes sold in the Churchville area (ZIP 21013) in the three months ending August 31, 2026. The median days on market there was 12 days, down 44 days from the same period in 2025. Half of all homes sold above list price. Three out of four went under contract within two weeks of listing. Sellers priced well are getting rewarded quickly.

The Sparks and Glyndon area (ZIP 21152) also moved quickly. The Real Estate Data Aggregator counted 24 homes sold there in the same period. The median sale price was $652,500, up 16.5% from a year before. Half of homes went under contract within two weeks. Sellers averaged 101.7% of list price.

The Hereford Zone area including Parkton (ZIP 21120) showed a 27-day median, with 57.9% of homes selling above list price. More than 65% went under contract within two weeks. The median sale price was $707,500, up 8% year over year, per the Real Estate Data Aggregator. Supply there jumped sharply, up 275% from a year ago, so buyers have more choices than last summer. But well-priced homes are still moving.

Where buyers have a little more room

Towson (ZIP 21204) and Pikesville (ZIP 21208) are taking longer. The Real Estate Data Aggregator counted a 40-day median in both areas. In Towson, days on market rose 10 days from a year before. In Pikesville, they rose 8 days. Both areas still saw prices go up: Towson's median sale price reached $600,000, up 13.2%, and Pikesville's hit $437,500, up 21.5%. But fewer homes went under contract quickly. In Pikesville, only 33.9% went under contract within two weeks, down 7.8 points from last year.

The Glen Arm and Baldwin area (ZIP 21057) is worth watching. The Real Estate Data Aggregator counted just 12 homes sold there in the period, down 36.8% from a year before. Supply jumped 233.3%. The median sale price fell 24.5% to $537,500. That said, homes that did sell averaged 103.1% of list price, and 58.3% sold above list. With only 12 sales, one or two unusual homes can move the price figure a lot. Treat it as a signal to look closely, not a trend.

What rates are doing to the picture

Rates are adding pressure. CNBC reported the average contract rate on a 30-year fixed mortgage with a conforming loan balance reached 7.49% as of October 7, 2026. That's up from 7.30% the prior week, also per CNBC. Realtor.com noted rates topped 7% for the first time since January 2025 in September 2026. CNBC also reported that applications to refinance were 56% lower than the same week a year ago, and purchase applications fell 2% for the week. Higher rates slow buyers down. That's part of why some areas are taking longer.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from the prior month on a seasonally adjusted basis. Realtor.com put the Baltimore-Columbia-Towson metro median home price at $375,000 in September 2026. Local prices in Central and Northern Baltimore County run well above that in most of the communities covered here.

Reisterstown and Owings Mills: steady volume, rising prices

Reisterstown (ZIP 21136) had the strongest sales volume in this group after Timonium and Lutherville (ZIP 21093) and Owings Mills (ZIP 21117). The Real Estate Data Aggregator counted 121 homes sold in Reisterstown in the three months ending August 31, 2026, up 15.2% from a year before. The median sale price was $435,000, up 6.1%. More than half of homes went under contract within two weeks, up 8.7 points from last year. Supply there actually fell 20.2% year over year, which helps explain the pace.

Owings Mills (ZIP 21117) saw 154 homes sold, up 14.1%. Prices rose 10.9% to a median of $415,975. Days on market stretched to 35, up 6 days from a year before. Supply is tight there too, up only 2%. The pace is a little slower than last summer, but volume held up well.

The Phoenix area and supply

The Phoenix area (ZIP 21131) had 37 homes sold, up 94.7% from a year before. That's a big jump in volume. The median sale price was $765,000, down 3.2% from a year ago. Supply rose 130%. More homes available and a small price dip together suggest buyers there have more options than they did last summer. Days on market came in at 32, up 3 days. The sale-to-list ratio held at 100.2%, so homes are still closing near asking.

One thing to keep in mind
  1. These numbers cover ZIP codes, not individual streets or neighborhoods.
  2. Within Timonium and Lutherville (ZIP 21093), for example, the Real Estate Data Aggregator counted 148 homes sold.
  3. But a home on one street can read very differently from the ZIP code median.
  4. Price point, condition and exact location all shift the picture.
  5. The same is true in every area covered here.

Across all 15 ZIP codes in Central and Northern Baltimore County, the Real Estate Data Aggregator counted 629 homes for sale in the three months ending August 31, 2026. That's more supply than last year in most areas. But supply is still low by historical standards, and well-priced homes in the faster areas are not sitting long.
