Southern York County is still moving fast, even with 7.40% mortgage rates

Freddie Mac put the 30-year fixed rate at 7.40% on October 15, 2026. That number gets a lot of attention. But here in Southern York County, the Real Estate Data Aggregator counted 1,160 homes sold in the three months ending August 31, 2026, across this market. Buyers are still showing up. Sellers are still closing.

The story this quarter is speed. Two of the communities closest to the Maryland line went under contract faster than almost anywhere else in the region. That matters a lot if you are thinking about listing, or if you are a buyer trying to figure out how to compete.

How fast are homes moving near the Maryland line?

The Real Estate Data Aggregator tracked the share of homes that went under contract within two weeks of listing, for the three months ending August 31, 2026. Two communities stood out.

The Shrewsbury area hit 80%, up 30 points from the same period a year ago, according to the Real Estate Data Aggregator. The Stewartstown area reached 78.6%, up 20.7 points year over year. Those are not small moves. They tell you demand picked up sharply in those two communities even as rates climbed.

The catch: fewer homes to choose from

The Real Estate Data Aggregator counted just 588 homes for sale across the full market in that same period. New listings totaled 1,326. Sales totaled 1,160. Supply is thin, and that keeps competition real.

With more contracts signed than homes on the market at any given time, well-priced homes are not sitting. That is not hype. It is what the counts show.

Prices: mostly up, with two exceptions worth knowing

Most communities saw prices rise year over year. The Real Estate Data Aggregator showed the New Freedom area up 16.7%, to a median of $429,000. The Glen Rock area rose 11.5%, to $289,900. The Hanover area was up 8.3%, to $325,000.

Two communities went the other way. The Real Estate Data Aggregator recorded the Red Lion area (17327) down 13.3% to $338,000, and the Shrewsbury area (17361) down 13.9% to $322,900. Those price dips do not mean those markets are slow. The Shrewsbury area's under-contract rate jumped 20.7 points in a year. A lower median can reflect the mix of homes that sold, not a drop in what buyers will pay for a specific property.

Days on market: some are very fast, one is slower

Median days on market varied a lot by community in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That range matters if you are setting a timeline.

The Spring Grove area (17360) is the one to watch. The Real Estate Data Aggregator showed median days on market at 24, up 11 days from a year ago. Prices there rose 8.6%, to $381,347. So it is not a distressed market. It is just taking longer. If you are selling there, pricing precisely from the start matters more than it does in the faster communities.

What rates mean for this market right now

Freddie Mac put the 30-year fixed rate at 7.40% on October 15, 2026. Realtor.com noted that rates topped 7% for the first time since January 2025, back in September 2026. And CNBC reported that Fannie Mae forecasts the 30-year rate at 7.5% for all of 2027.

That is the context. Rates are high and may stay there. Yet the Real Estate Data Aggregator still showed 1,174 pending sales in this market for the three months ending August 31, 2026. Buyers who need to move are moving. They are just doing it with more preparation.

CNBC also reported that pending home sales were down 8.5% nationally year over year, according to Zillow. Southern York County is not matching that slowdown. The communities closest to I-83 and the Maryland line are running in a different direction.

What this means if you are selling

In most of Southern York County, the window between listing and contract is short. The Real Estate Data Aggregator showed the New Freedom area at 1.2 months of supply, the Shrewsbury area at 0.8 months, and York (17402) at 0.8 months. Less than one month of supply means a well-priced home does not wait long.

The Real Estate Data Aggregator also showed that in York (17402), homes sold at an average of 102.7% of list price, unchanged from a year ago. In the New Freedom area, the average was 101.4%. Pricing at market, not above it, is what gets you to that number.

What this means if you are buying

When 80% of homes in a community go under contract within two weeks, you do not have time to think it over after touring. The buyers who are winning are the ones who are fully pre-approved before they look. They know their number, they know their terms, and they are ready to move the day they find the right home.

That is the practical upside of a market with thin inventory and fast turnover: there are fewer decisions to agonize over. When the right home comes up, you will know it quickly. Being ready is the whole strategy.

In short
  1. Southern York County is moving fast, even at 7.40% rates.
  2. Most communities have under two months of supply.
  3. Homes near the Maryland line are going under contract in less than a week in several areas.
  4. Prices are up in most communities.
  5. Two communities saw median prices dip year over year, but their speed numbers stayed strong.
  6. One street can read very differently from the numbers above, so the area-wide picture is a starting point, not a final answer.
