Southern York is moving fast, even with rates above 7%

Here is the fact that changes what you should do right now. CNBC reported that the average 30-year fixed mortgage rate hit 7.30% at the end of September. That is a real headwind for buyers. But in parts of Southern York County, the Real Estate Data Aggregator counted just 1 month of supply and found that 77.5% of homes went under contract within two weeks of listing. Buyers are not waiting.

These numbers cover the three months ending July 31, 2026. I want to be clear about that period so you are reading current conditions, not last year's story.

The two towns closest to the Maryland line

Shrewsbury and New Freedom sit right on the I-83 corridor. That commute access to Baltimore drives real demand here. The Real Estate Data Aggregator counted 33 homes sold in the Shrewsbury area and 22 sold near New Freedom in just three months. Both areas had only 1 month of supply. Sellers were getting full price or better.

Five days. That is the median time a home sat on the market near Shrewsbury, according to the Real Estate Data Aggregator. That is 4 days shorter than the same period a year before. Near New Freedom, the median was 6 days, down 5 days from a year ago. Rates above 7% did not slow these buyers down.

Glen Rock and Stewartstown: prices up, buyers competing

The Real Estate Data Aggregator counted 30 homes sold in the New Freedom to Maryland line corridor (17349) and 41 sold in the Glen Rock area (17361 covers Shrewsbury; 17362 covers the Spring Grove and Hanover-adjacent corridor). Let me separate those two clearly.

In the area that includes New Freedom and communities near the Maryland line (17349), the Real Estate Data Aggregator put the median sale price at $440,500, up 10.1% from a year before. Sales were up 25%. Nearly 3 in 4 homes, 75.8% to be exact, went under contract within two weeks. Sellers there averaged 101.7% of list price.

In the Shrewsbury-adjacent corridor toward Stewartstown (17363), the Real Estate Data Aggregator found a median sale price of $399,900, flat from a year ago, but 72.7% of homes went under contract within two weeks. Supply dropped to just 0.9 months. Sales were up 24.2%.

The honest catch: not every pocket reads the same

Some areas are moving a little more slowly. The Spring Grove corridor (17362) had a median of 18 days on market, up 11 days from last year, according to the Real Estate Data Aggregator. Homes there still averaged 100.8% of list price, but only 58.2% went under contract within two weeks. That is still more than half, but it is a different pace than Shrewsbury or Stewartstown.

The Hanover area (17331) is its own market, oriented to Route 94, not I-83. The Real Estate Data Aggregator counted 238 homes sold there, far more volume than anywhere else in this report. The median was $317,000, up 5.7%. But supply is 2.1 months and 57.1% of homes went under contract within two weeks. Hanover buyers have more choices than buyers near the Maryland line.

What rates are doing nationally

CNBC reported the average 30-year fixed rate at 7.30% at the end of September. Mortgage News Daily put it even higher, at 7.58%, on one day that week, also according to CNBC. Realtor.com noted that rates topped 7% for the first time since January 2025. That matters for affordability.

And yet the Real Estate Data Aggregator counted 1,148 homes sold across this whole market in just three months, with 1,177 pending sales in the pipeline. Buyers are adjusting to the rate, not waiting for it to drop.

What this means if you are selling

Buyers near the Maryland line are moving fast. The Real Estate Data Aggregator shows pending sales up 37.5% in the 17349 area and up 37.9% near Shrewsbury, compared with a year ago. That is real activity, not a slow drift.

The catch: above-list sales are a little less common than last year in several of these areas. The Real Estate Data Aggregator shows the share of homes selling above list price fell in Shrewsbury (down 13.6 points) and the Spring Grove corridor (down 6.2 points). Homes still sell fast, but pricing it right matters more than it did a year ago.

In short
  1. Southern York County near the Maryland line has some of the tightest supply in this report, 0.9 to 1.4 months in most communities, and more than 7 in 10 homes are going under contract within two weeks.
  2. Rates above 7% have not changed that.
  3. But one street can read very differently from the next, and the Spring Grove and Hanover markets are moving at their own pace.
