Southern York is still moving fast, even with more listings
Here's the one thing that matters most if you own in Southern York County right now. Realtor.com reported that mortgage rates topped 7% in September 2026. That's real. But the Real Estate Data Aggregator counted 1,160 homes sold across this market in the three months ending August 31, 2026, with 1,174 pending. Buyers are still showing up.
Near the Maryland line, homes are moving in days
The towns closest to the Maryland line tell the clearest story. The Real Estate Data Aggregator found that 80% of Stewartstown homes went under contract within two weeks of listing. That's up 30 points from the same period in 2025. New Freedom hit 73.3%, up 4.1 points. Shrewsbury reached 78.6%, up 20.7 points. These are not slow markets.
Prices are holding, and some are climbing fast
The Real Estate Data Aggregator showed New Freedom's median sale price at $429,000, up 16.7% from the same period in 2025. Homes there sold at 101.4% of list price on average, and nearly 6 in 10 sold above asking. Stewartstown's median came in at $394,950, with homes averaging 101.1% of list. Glenville's median was $400,000, and 60% of homes there sold above list. Pricing right still matters a great deal.
Median days on market: Southern York is quick
The Real Estate Data Aggregator counted a median of just 3 days on market in Glenville, 5 in New Freedom, 6 in Dallastown and Shrewsbury, and 8 in Stewartstown. Those are short windows. If you're a seller, that means a well-priced home doesn't sit. If you're a buyer, it means you need to be ready.
More listings are arriving, but supply is still tight
The Real Estate Data Aggregator counted 1,326 new listings across the combined market in the three months ending August 31, 2026. That's more inventory than a year ago in several towns. Shrewsbury new listings more than doubled, up 107.1%. Stewartstown added 28.1% more new listings. Seven Valleys added 42.9%. But months of supply stayed low. Stewartstown sat at just 0.8 months. New Freedom was at 1.2 months. The extra listings haven't changed who's in control.
Rates are up. Does that change things here?
Realtor.com reported that mortgage rates topped 7% in September 2026, the first time since January 2025. CNBC reported that the average contract rate for a 30-year fixed mortgage stood at 7.41% as of late October 2026. That adds real cost for buyers. CNBC also noted that a monthly payment on a median-priced home now takes roughly 33% of a median family's income, up from 26% in 2022. That's a meaningful shift. Even so, the Real Estate Data Aggregator shows buyers in Southern York are still moving. The I-83 commute to Maryland keeps demand here steady.
Hanover is its own market, and it's holding up
Hanover runs on Route 94, not I-83, and it behaves differently from the southern towns. The Real Estate Data Aggregator counted 235 homes sold in Hanover in the three months ending August 31, 2026, with a median price of $325,000, up 8.3% from a year before. More than 43% of homes sold above list, up 11.1 points. Supply there was 2.1 months, a little looser than the southern towns. Homes took a median of 15 days. It's not as fast as New Freedom or Shrewsbury, but it's still a seller's market by any measure.
A few spots moved more slowly
Not every area moved at the same pace. Seven Valleys saw median days on market climb to 24, up 11 days from a year ago. The share of homes going under contract in two weeks slipped 3.6 points there to 52%. Glen Rock's median price dipped 13.3% to $338,000, and Shrewsbury's median fell 13.9% to $322,900. Both still moved quickly on days on market, so the price shifts likely reflect what was available to sell, not a loss of buyer interest. One street can read very differently from the town as a whole.
