Towson is splitting into two very different markets

If you own a home in Towson, the number that matters most right now is not the metro average. It is which side of Towson you are on. The Real Estate Data Aggregator counted sales in two Towson ZIP codes over the three months ending August 31, 2026, and they moved in opposite directions.

The split, in plain numbers

Towson: two ZIP codes, three months ending August 31, 2026

Median sale price$600,000$366,000

Homes sold above list price34.2%42.5%
Months of supply2.9 months1.7 months

That $234,000 gap in median price is striking on its own. But the direction of change is what really separates them. The Real Estate Data Aggregator shows 21204 up 13.2% year over year. It shows 21286 down 16.8%. Same city name, very different demand.

What each side is actually doing

In 21204, homes are taking longer to sell. The Real Estate Data Aggregator puts the median at 40 days, which is 10 days longer than the same period last year. Fewer homes sold too, down 16.3% year over year. Prices rose, but buyers are being more selective. You need the right prep and the right price to move quickly.

In 21286, the median sale price fell 16.8%, but buyers are still competing. The Real Estate Data Aggregator shows 42.5% of homes sold above list price, and the median days on market was just 28. Supply is tight at 1.7 months. The price drop likely reflects a shift in what sold, not a collapse in buyer interest.

Why the metro headline misses this

Realtor.com reported that days on market in the Baltimore-Columbia-Towson metro increased by 7 days year over year in September 2026. That is a real signal. But it averages across a wide area. It cannot tell you whether your block in Towson is sitting at 28 days or 40.

Redfin reported Baltimore home prices up 7.4% year over year in September 2026. That is also true at the broad level. But a seller in 21286 pricing to that headline could land in the wrong place entirely.

The rest of central and northern Baltimore County

Towson is not the only area with moving parts. The Real Estate Data Aggregator counted 629 homes for sale across the 15 ZIP codes in central and northern Baltimore County over the three months ending August 31, 2026. Conditions shift meaningfully from one community to the next.

Selected communities: speed and competition, three months ending August 31, 2026
Baldwin: sold above list
Median 12 days on market
Parkton: sold above list
Median 27 days on market
Glen Arm: sold above list
Median 21 days on market
Monkton: sold above list
Median 40 days on market
Upperco: sold above list
Sale-to-list 93.8%, 7 homes sold

Baldwin, Parkton, Glen Arm and Monkton all saw more than half of homes sell above list price. That is a different conversation than Upperco, where the Real Estate Data Aggregator shows a sale-to-list ratio of 93.8% and no homes sold above list price in the same period. These are not the same market, even if they sit close to each other on a map.

Reisterstown is worth noting too. The Real Estate Data Aggregator shows months of supply fell by a full month year over year to 2.2 months, while 52.3% of homes went under contract within two weeks. That is one of the stronger demand signals in the whole county right now.

One thing to keep in mind on rates

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025 in September 2026. That adds to monthly costs for buyers and can slow decisions. It is part of why days on market are creeping up in some communities. Pricing accurately from the start matters more when buyers are already stretched.

In short
  1. Towson has two ZIP codes and two different price stories right now.
  2. One is up 13.2%, one is down 16.8%.
  3. Metro headlines will not tell you which one you are in.
  4. Neither will your neighbor's sale from two years ago.
  5. The right price, and the right prep, depend on your specific part of Towson.

One street can read very differently from the ZIP code around it. If you want to know where your home sits against what actually sold near you, I am happy to pull that together.
