Bel Air is still moving fast, even with more homes for sale

Here is the one thing that matters most if you are selling in Bel Air right now: more homes are on the market than a year ago, yet buyers are still going under contract fast. That combination tells you this market still rewards good pricing and clean preparation. It just does not forgive the shortcuts it used to.

These numbers cover the three months ending July 31, 2026, as counted by the Real Estate Data Aggregator. Facts about national trends come from Redfin, the Federal Housing Finance Agency and Realtor.com.

The headline number: most homes go under contract in two weeks

The Real Estate Data Aggregator counted that 58.1% of homes in both the 21014 and 21015 parts of Bel Air went under contract within two weeks. That is a strong pace. Buyers are not sitting on the fence.

Inventory rising 48.2% in one part of Bel Air is a real shift. You have more competition than you did twelve months ago. That does not mean the market is soft. It means pricing precisely matters more than it did.

Nationally, Realtor.com reported that 20.8% of listings had a price reduction in September, the highest share since October 2022. Bel Air is holding up better than that, but the national trend is worth knowing.

Supply is still lean, and prices are still rising in most areas

The Real Estate Data Aggregator shows that 21015 saw the strongest price growth, up 13.3% year over year to a median of $465,500. Fallston held flat at $575,000. Forest Hill dipped 8% to $423,000, though homes there are still selling above list price and going fast. Street saw the highest median at $792,500, up 8%, but supply there rose to 3.1 months and days on market grew 9 days longer than last year.

Churchville had only 9 sales in the period, so its numbers move a lot with just one or two transactions. The Real Estate Data Aggregator shows a median of $590,000 and 36 days on market. Take those figures as a signal, not a verdict.

The broader picture: rates and national trends

Mortgage rates are sitting above 7%, according to Redfin as of September 30, 2026. Realtor.com confirmed rates surged above 7% for the first time since January 2025. That is a real headwind for buyers, and it helps explain why some sellers are waiting longer.

Still, Redfin reported that Baltimore home prices rose 0.9% month over month in August on a seasonally adjusted basis. The Federal Housing Finance Agency put national home prices up 2.6% year over year through July 2026. Bel Air's price gains in most areas are running ahead of that.

Nearly half of Bel Air homes still sold above list price. That is real leverage for a seller. But the share is down from a year ago in most areas, and the sale-to-list ratio slipped a little too. That tells you buyers are a bit more selective. A home priced well and presented well still wins. One that is overpriced is sitting longer.
