Fells Point and Harbor East moved differently from Canton this summer
Redfin reported Baltimore home prices rose 0.9% in August. That's a fine headline. But the Real Estate Data Aggregator counted homes sold across Fells Point, Harbor East and Canton this summer, and the numbers tell three different stories. If you own or plan to buy here, the citywide number is almost beside the point.
All numbers below cover the three months ending July 31, 2026.
The price split, by area
The part of Fells Point and Harbor East that falls in one ZIP saw median prices climb 13.3%, according to the Real Estate Data Aggregator. The part of Canton in another ZIP saw median prices slip 0.8% over the same stretch. That is a 14-point spread inside a market people often treat as one.

What is happening in each area
The Fells Point and Harbor East area (ZIP 21202) had the biggest price gain, up 13.3% year over year, per the Real Estate Data Aggregator. But homes there sat on the market a median of 77 days. That is 23 days longer than the same period last year. Fewer homes sold, down 8.2%, and the share selling above list dropped 11.2 points to 13.3%. Price is up, but buyers are taking their time.
Canton (ZIP 21224) is the busiest of the three areas. The Real Estate Data Aggregator counted 277 homes sold, up 4.1% from last year. Median price dipped 0.8% to $325,000. Homes sold in a median of 35 days. Inventory grew 23.4%, so buyers have more to choose from. Nearly 3 in 10 homes still sold above list price, though that share fell 8.3 points from last summer.
The Fells Point waterfront area (ZIP 21231) had the strongest buyer activity of the three. The Real Estate Data Aggregator found that more than half of homes, 50.7%, went under contract within two weeks of listing. That is up 3 points from last year. Median price rose 3.7% to $345,000. Homes sold in a median of 33 days. The catch: fewer homes sold overall, down 17.9%, and pending sales fell 19.3%.
The wider picture: rates are adding pressure
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, rising nearly 40 basis points in September alone. That matters here. Buyers who were already cautious in the Fells Point and Harbor East area, where homes sat 77 days on average, now face higher monthly costs. The Federal Housing Finance Agency put national home price growth at 2.6% year over year through July. This market's Fells Point and Harbor East area beat that by more than 10 points. Canton came in below it.
What this means if you are selling
In the Fells Point and Harbor East area, prices rose, but buyers took longer and fewer homes sold above list. Pricing has to be precise. A condo in Harbor East and a historic home in Fells can land very differently, even on the same block. Flood zone status and historic facade rules are worth verifying before you set a number.
In Canton, inventory grew 23.4% and price slipped 0.8%. More competition, slightly softer price. Rowhomes with assigned parking, garages or rooftop decks held real value here. Name those features clearly.
In the Fells Point waterfront area, more than half of homes went under contract within two weeks. Sellers who priced well moved fast. Those who did not sat longer, and fewer homes sold overall.
What this means if you are buying
Realtor.com also reported that homes under contract nationally fell 4.1% year over year. Locally, the Real Estate Data Aggregator counted pending sales across all three areas down 1% combined. More inventory and more time to decide, especially in Canton, where supply hit 3.3 months. That said, the Fells Point waterfront area still moved fast. If you are shopping there, a slow start can mean a missed home.
